Willow & Key is an online property marketplace designed to help people advertise, discover and discuss properties.

The platform may be used by private individuals and, where permitted, property professionals and businesses.

These Terms govern your use of the Willow & Key website, account features, property listings, messaging and related services.

By creating an account or using Willow & Key, you agree to these Terms.

If you do not agree with them, you should not create an account or use services that require acceptance of these Terms.

If you use Willow & Key on behalf of a business or organisation, you must have authority to act for that business or organisation.

You must provide accurate information when creating and maintaining your account.

You are responsible for keeping your login details secure and should not knowingly allow another person to use your account in a way that breaches these Terms.

Please contact us promptly if you believe your account has been accessed without permission.

We may require email verification or other reasonable verification steps to protect users and the marketplace.

If you publish a property listing, you are responsible for the information you provide.

Listing information should be accurate, current and not misleading. You should have the necessary authority or permission to advertise the property.

You must take reasonable care when providing information including the asking price, property type, tenure, location, photographs, room information, description and other property details.

You should update, hide or remove a listing if information becomes materially inaccurate or if the property is no longer available.

Willow & Key may ask for information to be corrected or may restrict a listing where we reasonably believe it is inaccurate, misleading, unlawful, fraudulent or contrary to these Terms.

Businesses and property professionals using Willow & Key remain responsible for complying with the laws, professional requirements and regulatory obligations that apply to their activities.

Professional users must not present themselves as private sellers where doing so would mislead users about the nature of the listing or the person advertising it.

Willow & Key may introduce additional verification, account types or business features for professional users as the marketplace develops.

Property listings should be treated as a starting point for further enquiries rather than as a substitute for your own checks.

Before making significant financial or legal commitments, buyers should take appropriate steps to verify important information about a property and obtain professional advice where necessary.

This may include using an appropriately qualified solicitor or conveyancer, surveyor, mortgage adviser or other relevant professional.

Willow & Key provides messaging tools so users can communicate about properties.

Messages must not be used for harassment, threats, discrimination, fraud, spam, unlawful activity or attempts to compromise another person's account or security.

For your security, do not send passwords, online banking credentials or other sensitive security information through marketplace messages.

We may take proportionate action where messaging features are being abused or where action is reasonably necessary to protect users or the service.

Users are responsible for deciding whether and how to arrange property viewings or other meetings.

Exercise normal personal-safety precautions when meeting someone first contacted through an online marketplace.

Willow & Key does not supervise private property viewings unless a particular service expressly states otherwise.

A property transaction is ultimately carried out between the relevant buyers, sellers and any professionals they appoint.

Unless expressly stated for a particular service, Willow & Key does not provide conveyancing, surveying, mortgage, tax, financial or legal advice.

Information on Willow & Key, including guides and educational material, is general information and should not be treated as personalised professional advice.

Users remain responsible for obtaining professional advice where it is appropriate for their circumstances.

You must not use Willow & Key to:

• Publish deliberately false or misleading property information.
• Advertise property you have no authority to advertise.
• Impersonate another person or business.
• Attempt to defraud, deceive or exploit another user.
• Harass, threaten or unlawfully discriminate against users.
• Send spam or unrelated commercial messages.
• Upload malicious software or attempt to compromise the service.
• Scrape, harvest or misuse user information in breach of applicable law.
• Use the service for unlawful activity.

You retain ownership of photographs, descriptions and other original content that you own and upload to Willow & Key.

By uploading that content, you give Willow & Key permission to store, process, display and technically reproduce it as reasonably necessary to provide, operate, secure and promote the relevant marketplace service.

You must have the rights or permissions necessary to upload and use content submitted through your account.

We may investigate reported content or activity and take reasonable and proportionate steps to protect users, the marketplace or comply with legal obligations.

Depending on the circumstances, this may include asking for corrections, restricting functionality, hiding or removing content, or temporarily or permanently restricting an account.

Where reasonably appropriate, we will take account of the nature and seriousness of the issue before taking action.

We aim to keep Willow & Key available and working reliably, but an online service may occasionally be interrupted for maintenance, security work, updates or technical problems.

We may improve, replace or change features as the marketplace develops. Where a change materially affects an existing paid consumer service, any applicable consumer rights will continue to apply.

Much of the property information shown on Willow & Key is supplied by sellers, agents or other users.

Willow & Key may provide tools, moderation and verification processes, but these do not remove the responsibility of the person supplying information to ensure it is accurate.

A verification badge, where available, should not be interpreted as a guarantee of a property's condition, value, ownership, legal status or suitability for a particular buyer.

Nothing in these Terms excludes or limits responsibility where doing so would be unlawful.

Your statutory rights as a consumer are not affected by these Terms.

Willow & Key is responsible for providing its own services with the level of care required by applicable law. We are not responsible for promises or obligations undertaken independently by another user, seller, buyer, agent or third-party professional.

We do not guarantee that a particular property will sell, that a buyer will proceed, that a seller will accept an offer, or that a transaction will complete.

Willow & Key may contain links to or integrations with services operated by other businesses.

Those businesses may have their own terms and privacy policies. You should review them before using their services.

A link or listing does not automatically mean that Willow & Key endorses every product, statement or service offered by the third party.

Our Privacy Policy explains how personal information is collected, used and protected when you use Willow & Key.

You should read the Privacy Policy alongside these Terms.

You may stop using Willow & Key at any time.

Account deletion functionality may require identity or security confirmation before an account and eligible data can be deleted.

Some information may need to be retained after account closure where reasonably necessary for legal obligations, fraud prevention, security, dispute handling or other lawful purposes.

We may update these Terms as Willow & Key develops, including when features, legal requirements or business arrangements change.

Material changes affecting existing users will be communicated in an appropriate way. We will not use changes to remove statutory consumer rights.

These Terms are governed by the laws of England and Wales, subject to any mandatory rights that apply to consumers elsewhere in the United Kingdom.

If you are a consumer, nothing in these Terms is intended to remove any right you may have to bring proceedings in a court available to you under applicable consumer law.
